John Weber, and I'm a licensed real estate broker with Charter One Realty here in the Hilton Head and Bluffton area of South Carolina. I've been selling real estate for over 30 years in some of the most beautiful places in the world, and now I'm here in Hilton Head covering a community called Sun City.
I'll tell you a little bit of a story about this. Back in 1994, Del Webb, the corporation, came east and looked up and down the East Coast, and they purchased 5,000 acres, and they named it Sun City Hilton Head. Well, the Hilton Head residents didn't like that so much because they said, "Well, how could that be? They're 15 miles out?" But it was pretty smart by Del Webb because it's been a smashing success. Today there are about 7,000 homes there. That's close to 15,000 residences. The developer Del Webb is actively selling the property, and I believe their sellout, they've got another thousand homes to go. What I've done is I've gone through each of the models and videotaped them, and they're on this videotape.
It's a fabulous place. There's a tremendous amount of people moving down here, so you have to ask the question, "What's so great about Sun City?" Well, number one, the price is right. People are moving here, they're retiring, the price is right. Prices range from $225,000, that's a house and a lot, all the way up to $500,000. There are currently six models, you'll see them on the videotape, and they have three golf courses. They have a performing arts center, they have an 11,000 woodworking shop, they have all kinds of arts and crafts and things to do, and when you go in there it's a busy place. You see a lot of people kind of scooting around on their golf carts. They're active, and they're loving life. The sales center where the models are is a very busy place, but I will tell you that Sun City is a tale of two cities right now. You have developer sales, the models that you'll see once again on the videotape, and they range, as I said from $225,000 house and lot, probably up to $500,000. There are so many different options, it's really hard to quote a specific price on these homes.
You have to get with one of their sales representatives, but that's the price range. You can live very nicely in there for $300,000, $350,000, brand new home, new kitchens, everything, and be quite happy.
On the other side of the tale of two cities are resales, and that's across the street in the other county. There are two counties. They're currently selling new homes in Jasper County, and the resales are all in Beaufort County. Beaufort County has also a different tax structure. Resales are very, very active in the same price range that I just quoted. If you're coming down to look at Sun City, you actually really need to take a look at the resales and you need to go through their models and talk to one of their representatives and decide what's best for you. They have really everything going there. What I would suggest is watch this videotape, you'll go through the models with me as I videotape them, then at the very end come back and I will tell you how you can get down here and see those models. They have a discovery package, to see if you have an interest.
Okay, we're back. I hope you enjoyed that, probably learned a lot. I neglected to say the square footage. The square feet of these models is anywhere between 1,300 square feet all the way up to 3,800 square feet. All of these models have an upstairs, which is optional. I did walk up the stairs. You could tell in the video, and you could see the great layout that they do have. Sun City does have a discovery package, and it's three nights and four days. It's $289.00. You get a round of golf with that, you get to explore, meet the different people that live there. It's a great deal. If you don't want to make a commitment to Sun City but yet you do want to come down and see the models and see resales with me, I can recommend several hotels, inexpensive that are very, very close. You can play their golf course if you want to. It is a public course. You can do the same thing. You can meet people who live there and explore the area. Once again, I am with Charter One Realty.
