Hi. This is John Weber, Charter One Realty down here in the Lowcountry. And today what I thought I would do is explain to you all how you buy a home in Latitude Margaritaville. If you look down below, you will see a free guide to all of the communities and their fees and pricing, and there's also a guide on different mistakes you don't want to make when you're buying real estate down here. I am a resort and retirement specialist. So anyway, all that said, let's get ready to take a look at this.
Okay. John Weber, in the Lowcountry. Today I'm at Latitude Margaritaville and I'm actually in my client's home, which is being built in phase one, and this is how they bought this home. Latitude Margaritaville sells what we call house lot packages, you pick out the home site that you like and they quote you a price on the home. This particular home, the base price was $315,000 and there was a $20,000 lot premium on this particular home site, so that made it $335,000. They did add some extra finishes to the home, which moved the price up a little bit, but once they agreed on the model, which this particular home is called the Breeze. If you stay watching this video I'm going to walk through the Breeze model so you can see exactly what it looks like, the finished version anyway. I'm standing in obviously a non-completed Breeze. But anyway, they wrote a check for 10% of this home. They live up north, and the home is going to be ready in the spring of 2019.
Let's see, what else? They are going to end up paying about $250 a month, and that's going to maintain the landscaper around the home. It's not going to maintain the home, as far as painting and things like that, but it does maintain the landscape. That fee maintains the roads, pays security, and the common areas. Latitude Margaritaville is 3,000 acres and there will be about 3,000 homes in here, but I think it's something 30 or 40% of the 3,000 acres will be open space. They are building, right now, a community center in the middle of the project, which is going to have a pool, fitness center, tennis courts, bocce ball. There'll be an area for concerts, things like that, in the middle of the property. No golf in Latitude Margaritaville.
Anyway, I think that's about it. There's a whole lot of homes under construction here. If you come into Latitude Margaritaville, they have a beautiful information center, sales center, it looks like about a million dollar building to me. And they will walk you through the different models that they have. They currently have nine models available right now, and it's a great spot. Now, I don't work for Latitude Margaritaville, I work with Charter One Realty, and I would act as a buyer's agent in this case. Of course the seller, Latitude Margaritaville, which is being developed, by the way, by Minto Communities, they pay commissions. If there is a commission paid, they would pay.
Let's see, what else? I guess that's it. They are building a whole lot of homes here, a lot of construction going on. The models are beautiful, the Breeze model is next up on this video, so watch that and you'll see what the completed home looks like that my client purchased. And I hope you enjoy it.
